Commercial Interior

Low-VOC systems, after-hours scheduling on request. Clean, scoped, scheduled — and staffed so we don't move the date on you. For occupied spaces we plan containment, dust control, and phased access so your tenants or staff don't feel the work happening around them.

What's included

  • Surface prep (patching, caulking, sanding, priming)
  • Two coats of finish, minimum — more for high-traffic spaces
  • Off-hours or phased scheduling for occupied buildings
  • Dust containment and daily clean-up
  • Final walk-through and touch-up before invoicing

Common substrates

Drywall, plaster, concrete block, wood trim, metal door frames, acoustic ceiling tile (where paintable).

02 / EXTERIOR & FACADE

Exterior & Facade

Buildings, warehouses, parking structures.

Elastomeric, masonry stains, EIFS — whatever the substrate calls for. Access and safety planned before day one. We own the scaffold, lift, and fall-protection logistics so your facility manager doesn't have to babysit the trade.

What's included

  • Full surface wash and substrate assessment
  • Crack repair, caulking, and repointing where needed
  • Priming system matched to substrate
  • Manufacturer-warrantied finish coats
  • Scaffold / lift management included in bid

03 / INDUSTRIAL

Industrial Coatings

Epoxy, urethane, polyaspartic, tank linings.

High-performance systems specified to ASTM standards. Manufacturer-backed, inspection-ready. For warehouse floors, food-grade facilities, chemical containment, and anywhere a painted surface has to actually perform.

What's included

  • Substrate diamond grinding or shot blasting for proper profile
  • Moisture vapor mitigation when required
  • Manufacturer-specified primer, body coat, and topcoat sequence
  • Cure-time scheduling coordinated with facility operations
  • Documented application records for warranty claims

Common systems

100% solids epoxy, urethane topcoats, polyaspartic broadcast systems, chemical-resistant linings.

04 / PREP & DRYWALL

Prep & Drywall

Patch, skim, texture-match, surface prep to spec.

We don't leave problems for paint to hide. Prep is where the finish either works or doesn't — cracks telegraph, texture mismatches catch light, thin spots pull through. We budget the time to do it right.

  • Crack repair and hole patching
  • Skim coating for smooth-finish specifications
  • Texture matching (orange peel, knockdown, level-5)
  • Drywall replacement for water or impact damage
  • Full prime coat included — no surprise add-ons

05 / WASHING

Power Washing

Pre-paint prep or standalone cleaning.

Soft-wash for delicate substrates, high-pressure where it counts. Reclaim wastewater where codes require it. Most commonly used as prep for exterior or facade work, but also stands alone for cleaning parking garages, building exteriors, and storefront facades.

What's included

  • Surface assessment for pressure and chemical tolerance
  • Biocide treatment for mildew, algae, and stain bleed
  • Rinse to substrate — no soap residue under new paint
  • Wastewater reclamation when facility or municipality requires

Line Striping

Parking lots, warehouse floors, ADA compliance.

Thermoplastic or paint, laid to plan. Compliant layouts, durable application, minimal downtime for your tenants or operations. We sweep, layout, stripe, and walk the result with you — same day turnaround for most lots.
